Construction of a 3 storey extension of approx 3202 sqm, gross floor area to the west of the existing hotel westport and north of the existing retained kitchen and dining room. The extension will comprise of a new entrance lobby and reception, restaurant/lounge spaces, function rooms and ancillary spaces, meeting room, with associated service area, and staff welfare facilities. The development includes the demolition of approx 997 sqm gfa of existing floor space (comprising of the existing entrance, function room and ancillary spaces, bar and associated spaces all at ground floor level) and internal demolition, renovation and associated elevational upgrades of approx. 1386 sqm gfa existing floor space(comprising hotel reception area and offices, restaurant, kitchen and associated areas). The proposed development will result in an increase in the existing hotel gfa from 8,850sqm to 11,055sqm. There will be no change in the total number of bedrooms provided. The development also includes the reconfiguration of existing car parking and service access arrangement to the east and south of the existing building together with the reconfiguration of the existing car park layout and associated internal access routes located to the front(north) of the hotel and extension of car parking area further north, resulting in a total increase of 4 no. Car parking spaces from 155 no. Existing spaces to 159 no. Proposed car parking spaces.
