The garage will be 60m2 with a height of 5.64m to the rear of the property. Site area is 0.34 hectacres. The house is a single story not exceeding 6.05m in height with simple design in keeping with mayo rural design guidelines. Earthworks will be carried to ensure the development blends into the site aided by landscaping planting of native plants, hedgerows and trees. All excavated material will be retained on site. A tertiary wastewater treatment system will be installed onsite in accordance with epa assessment report. The site is currently a green field with no structures protected or otherwise on or in the vicinity of the site
