The development consists of the demolition of existing derelict single storey wings to north and south of dowth hall, a protected structure (rps: mh020107) and replacement with two new single storey wings, with associated external terracing to accommodate an orangery and universal accessible (ua) accommodation including ua access to the basement of dowth hall. New external arcades are to be constructed at basement level to support terracing. The existing basement is to be upgraded to house informal living, kitchen/dining, banquette kitchen, tv/cinema room, gym and associated ancillary spaces. In the basement 3 no. Internal, non-structural partition walls are to be removed to create a kitchen/dining area. A historic doorway to be reintroduced to existing window opening at western basement facade. A new doorway is to be created in existing window opening to south east corner of basement. The new informal living space is to be constructed at basement level, located directly beneath new orangery on ground floor. Externally sunken terraces are to be created at basement level to the south and west, immediately adjacent to dowth hall. All existing 20th century windows to ground, first and second floors are to be replaced to match existing historic windows retained in basement. The existing external stonework will be cleaned and repaired as required. Existing cement based external render will be removed and replaced with lime based render. Existing emergency works to roof will be removed and roof returned to historic layout, roof slated, timbers will be repaired or replaced only when required. Rainwater goods will be repaired or replaced only when required. Internal finishes will be restored and repaired/replaced only when required. Historic urns to be restored to parapet level with new to match. Steel structure to existing 19th century timber stair to be realigned to address progressive cantilever failure. Historic floor finishes to basement will be lifted to allow installation of limecrete floor slab and original finishes will then be re-laid. Existing windows to basement to be retained and reconditioned. Historic subterranean, ancillary spaces to basement are to be waterproofed with reversible tanking membrane. The existing floor area of dowth hall of 960sqm will be enlarged by 193sqm. The historic fabric of the adjacent estate cottage is to be renovated and upraded as required. The floor area of 59sq.
