Development of a fuel service station at an industrial site of 0.562 hectares (1.39 acres) comprising : (i) a service station building with 330sq. M. Gross floor area, comprising retail area (100sq. M. ), a deli / seating area (100sq. M. ), store rooms, offices, public and staff toilets (ii) a forecourt area with 5.4m high canopy over 8 no. Fuel dispensing bays (iii) an ancillary structure for motor trade / transport related business with 168sq. M. Gross floor area (iv) a car (brush) wash facility and associated wash recycling building (v) waste storage and recycling compound (vi) a new road junction and new 7m wide access road with 3m wide footpaths and 2.3m wide grass verge leading off killeen road (vii) a 6.5m high main identification sign at the junction of killeen road and the new access road (viii) 19 no. Car parking bays (including 2 no. Disabled parking bays), 2 no.
