Residential units comprising 4 no. 3-bedroom single storey houses, 10 no. 3-bedroom two storey semi-detached houses, 4 no. 3-bedroom three storey semi-detached houses, 21 no. 3-bedroom three storey terrace houses and 10 no. 1- bedroom apartments with balconies above 10 no. 3-bedroom duplex units with terraces at ground floor and shared communal open space (651 sq. M). The proposed development will also include landscaped public open space with play area (2,619 sq. M) and improvements to the existing public realm within the existing estate (8,618 sq. M), 132 no. Car parking spaces including 24 no. Visitor spaces and 46 no. Cycle parking spaces in secure and covered cycle parking stands. The primary pedestrian/cycle/vehicular access to the proposed development is provided via the existing entrance to the glencarra and crann ard estates onto the fethard road (r689). The proposed development will also include the provision of a new roundabout at the entrance to the site on the fethard road (r689).
