The development consists of the redevelopment of an existing four-storey derelict building, formerly a hotel, into a 40 no. Unit apart-hotel, with a gross floor area of 3,812 sq. M, including but not limited to the following works: a) demolition of ground floor single-storey annexes onto broad street and hotel square respectively; demolition of rear external projections, bay windows, ancillary spaces, stairwells and removal of the existing lift from the central courtyard; and demolition/removal of the building interiors back to structure, including non-structural walls; b) elevational alterations including the removal of all external windows and doors and replacement with new external windows and doors within existing and newly formed openings; formation and alteration of external entrances and openings; raising and aligning of parapet levels; re-rendering, feature tiling and painting of the external façades; c) removal, replacement and alteration of roof coverings, parapet cappings, roof plant, roof access, aovs, maintenance walkways, fall-arrest system and associated roof-level plant and services; d) construction of a third-floor single-storey flat-roof extension facing little market street; e) construction of new additions to the internal courtyard to include 2 no. Escape stairs, 1 no. Accommodation stair, 1 no. Lift including overrun, laundry/linen/service areas and apart-hotel accommodation; f) infill of existing undercroft areas and construction of new infill external walls; g) reinstatement and repair of existing floors; renovation and extension of the ground floor external store room on the western boundary into staff facilities, store and plant room; h) provision of ancillary apart-hotel facilities including reception/foyer, office, staff facilities, laundry, linen/storage, luggage storage, bin storage, plant and service areas; i) construction of a ground floor entrance canopy with associated signage and window awnings onto broad street; j) installation of illuminated building signage, including canopy-mounted signage, wall-mounted signage and roof/parapet-level signage; k) external site works including new footpaths, raised terraces, planters, front entrance steps, wheelchair-accessible paths, landscaped/defensible spaces, provision of 12 no.
