  • 2-bedroom, single storey houses, i. E. Type b 8 no. 2-bedroom two storey houses, i. E type c b) 16 ancillary car parking spaces within the development. C) the construction of pedestrian access point to the site. D) new vehicular access point to the site. E) connection to main sewer and watermain. F) alterations to ground level to accommodate the development. G) surface water management will include attenuation and discharge to surface water network. H) all ancillary site works to include boundary and landscaping works. In accordance with the habitats directive , appropriate assessment screening has been carried out on the project. A preliminary examination of the nature, size and location of the development has been carried out to article 120(1) of the planning & development regulations, 2001 (as amended) and it has been concluded that there is no likeilhood of significant effects on the environment arising from the proposed development and, accordingly, an environmental impact assessment is not required
