Development description

Protected structure: the development will consist of the following: a) refurbishment of the protected structure building with works to facade onto st. Stephen's green including repairs and repointing of brickwork, limestone front door surround, minor repairs and painting of ironwork to railings and balcony, doors and windows where necessary; re-instatement of original layouts and ceilings including removal of redundant surface mounted services and removal of modern stud walls to office floors from ground to 4th floor level (the existing restaurant at basement level is excluded from this application); b) the existing modern office building to the rear will be re-clad and refurbished to allow for open plan spaces and will include two number side extensions at each existing floor level from ground to fourth floor level (c. 150 sq. M in total); c) the addition of 2 no. Storeys to the existing office building with setback terrace at top floor (c. 988 sq. M in total) resulting an office building of 7 storeys overall over lower ground level; d) the glazed link bridge between the protected structure and the office building will be upgraded with new structural glazing and 2 no. Additional levels added to facilitate connection between the office building and the protected structure at 3rd and 4th floor level; e) ventilation ducts from basement level will be re-directed to the proposed roof level of the office building where a new open plant enclosure will be located; f) a new esb sub station is proposed at lower ground floor level along with a re-configuration of the lower ground floor level of the office building to provide 12 no. Car parking spaces, 30 no. Bicycle parking spaces, bin store and a louvered plant area. Access/ egress will remain via existing laneway from st. Stephen's green and permission is also sought for all ancillary and associated site development works.
