Bedsit flats back into a single family dwelling including the following works: (a) demolition of the non-original single & two storey extensions to the rear (south east); (b) construction of a two storey flat roof extension to the rear (south east), comprising kitchen, dining and utility room at lower ground floor level and en-suite bedroom at upper ground floor level; (c) refurbishment works to the original protected structure to include: (i) replacement of all non-original windows to the front, side and rear with sliding sash timber framed windows with slimline double glazing; (ii) replacement of non-original front door at upper ground floor level; (iii) repairs and repointing of brickwork; (iv) replacement of non-original plastered block balustrade with period style metal railings at entrance steps; (v) repairs to existing roofs where required; (vi) modifications at lower ground floor level to include removal of non-original partitions, reinstatement of stairs to upper ground floor, new door opes, provision of new opening between the two main rooms, new partitions, enlargement of openings in rear wall to the new extension, blocking up non-original opes in the external walls, new ceilings to replace non-original, thermal upgrading of external walls; (vii) modifications at upper ground floor level to include removal of partitions, blocking up non original door ope, new partitions, new floor boards to replace non original, thermal upgrading of external walls, repair and refurbishment of existing plaster ceiling; (viii) modifications at first floor level to include new partitions, thermal upgrading of external walls, replacement of non-original plasterboard ceiling, replacement of non-original floorboards; (ix) modifications at roof / attic level to include repairs to main roof, removal of foam insulation and replacement with mineral wool insulation; (d) removal of front boundary piers and replacement with period style double entrance gate with metal support posts and automated operation; (e) all associated site, landscape and drainage works, all at the above address.
