Development description

Construct a single storey extension to the rear of front gate lodge, a protected structure. The extension will provide a bedroom, bathroom, hall, plant utility room and secondary entrance for use with the existing structure together with hard and soft landscaping , external bin storage enclosure, external plant , parking for two cars , a new waste water treatment system with percolation area , drainage provisions and all associated ancillary site works. The extension will comprise a mono pitch roof and flat roof with with one rooflight , timber clad and rendered external elevations with windows proposed on west, south and north facing elevations. Conservation repairs to the protected structure will consist of repair and refurbishment of existing slate roofs, repair of metal lattice windows, reinstatement of historic stone chimney, decorative timber finials at gable ends, lead detailing and barge boards, renewal and/or repair of pointing, rainwater goods, internal joinery and lime plaster. Refurbishmenet works to the protected structure will consist of the installation of an insultated slab with underfloor heating at ground floor level and associated mechinacal and electrical services for the proposed bedroom, bathroom, living room, hall and kitchen within the existing footprint
