Development description

The construction of an extension and alterations to existing oriel house to provide accommodation for a relocated approved centre (as defined in mental health act 2001). Oriel house is located on the grounds of st. Davent's campus in close proximity to the existing main hospital building. The development is located within the curtilage of three protected structures. The proposed development is a single storey extension to the existing building, consisting of; new entrance with canopy, reception area, nurse's station, offices consultation rooms, storage, plant rooms, sanitary facilities, circulation spaces, common areas and en-suite bedrooms. The development will provide a total of 16 no. Bedrooms for full-time residents. The proposed extension has a total gross floor area of 1145sqm. Permission is also sought for works to the existing building, which will include modifications to external walls to facilitate new fire exit, connection with proposed extension, new roof vent and reconfiguration of internal areas. New windows to be installed internally, independent of external windows are to remain in place. Refurbished building has gross floor area of 878 sqm. Site works to include repositioning of the south pedestrian access route, alterations to existing car parking area, adjusting of existing site levels, removal of selected trees, new fencing, and new landscaping to the front, side and rear of the proposed development, new underground lpg gas and attenuation tanks. The total gross floor area of new building and refurbished floor area is 2,023sqm. The total site area is 8,703sqm. (0.87 ha) in extent
