The change of use, refurbishment and ground floor extension of existing 3 storey no. 6 teeling street (a protected structure rps no. 163 se) to provide for 2 no. Office units and 4 no. Residential units together with the construction of 2 no. New residential blocks (4 storeys) to the rear of the site providing for 27 no. New build residential units. A total of 31 no. Residential units are proposed on site (16 no. 1 bed apartment units; 11 no. 2 bed apartment units; 1 no. 2 bed duplex unit; 1 no. 2 bed maisonette unit; 1 no. 3 bed maisonette unit; and 1 no. 3 bed duplex unit). The development works will include: a) the demolition (total gfa approx. 812 sq m) of all existing 3 storey rear extensions and ancillary buildings and structures on site. B) the conservation, refurbishment, modification and extension of no. 6 teeling street (a protected structure rps no. 163 se) with works to include the removal of internal walls and the creation of new wall openings; refurbishment of certain historic windows and replacement of other historic windows to match existing where required; a new pedestrian entrance at teeling street; the replacement of the existing roof including re-slating with new natural slate; the repair of existing chimneys; and the repair and remodelling of the rear wall following the removal of extensions. The new proposals will also provide for the full remodelling of the interior of the building and the provision of a small contemporary ground floor extension to the rear to provide for 2 no. Own door office units of approx. 87.5 sq m and approx. 96.5 sq m at new ground floor level. Proposals will also include the retention of historic stairs; modification of historic interiors; and change of use from commercial to residential accommodation at first and second floor levels to provide for 2 no. 2 bed units and 2 no. 3 bed units (maisonette and duplex style units). C) the development of 2 no. New residential blocks to the rear of the site (4 storeys in height), to provide for 27 no. Residential apartment units in the form of 16 no. 1 bed units and 11 no. 2 bed units. Private open space is provided for these units in the form of balconies and terraces. 4 no. Roof lights are provided to the eastern elevation of the new build block. D) the provision of 15 no. Surface level car parking spaces (including 3 no. Dedicated accessible spaces and 1 no. Ev charging spaces); and 82 no. Bicycle parking spaces (62 no. Covered and 20 no. Visitor spaces).
