Development description

Construction of a post primary school with capacity for c. 1000 pupils and a community centre of c. 1,529 m2, together with ancillary works. The post primary school is to be constructed in a 3 storey building of c. 7,682 m2 containing 27 no. General purpose classrooms (c. 1,317 m2 in total); 36 no. Specific purpose classrooms and associated backup area (c. 2,667 m2) including technology rooms, engineering rooms, science laboratories, computer rooms, maths rooms, art rooms, a music room, home economics rooms, social studies rooms and religion / meditation rooms; 25 no. Rooms (c. 664 m2 in total) for use as guidance suites, pastoral offices, learning support rooms and a library; and 9 no. Rooms (c. 400 m2 in total) for use as staff offices and meeting rooms; additional gross floorspace of c. 2,634 m2 is provided in the form of storage areas, toilet facilities, backup/service rooms, circulation floorspace and internal walls ducts and risers. Permission is also sought for single storey external store of c. 50 m2; and esb switch room and substation (c. 22 m2 in total) and bicycle racks with space for 100 bicycles, all of which are located within the school boundary. The esb rooms are accessed externally to the school grounds. Planning permission is also sought for the construction of a community centre of c. 1,529 m2 in one 2-storey building, located sw of the proposed post primary school. This building is intended to be shared use building for both the school and for the community, and will contain a multipurpose hall of c. 604 m2 a fitness room of c78 m2, 5 no. Community rooms with associated kitchens, toilets and storage (c. 281 m2 in total); toilets and changing areas (c. 127 m2 in total); additional storage areas of c. 56 m2, including storage for pe equipment; and a further c. 352 m2 of circulation areas, internal walls, boiler rooms, communications cupboards and electrical cupboards. Vehicular access to the school grounds from the south is provided from the permitted distributor roads surrounding the site permitted under planning reg ref. Sdz06a/5. A further vehicular entrance to the school ground is provided from the northern side via the road network permitted under planning reg ref sdz06a/6, although this is intended as an emergency access only. 71 no. Car parking spaces (22 permanent and 49 temporary pending provision of permanent parking within the adamstown district centre site) are provided for teaching staff in a bank of controlled parking accessed off adamstown station road. (sdz06a/5). Site development and landscape works are also proposed, including the provision of 1 no. Playing pitch of c. 2,043 m2 in a temporary configuration pending the relocation of the temporary car parking; 3 no. Basketball courts of c. 510 m2 each (c. 1,530 m2 in total); and 2 no. Attenuation tanks of 1,194 m2 in total. This application is being made in accordance with the provisions of the adamstown planning scheme 2003. The lands fall entirely within the boundaries of adamstown strategic development zone as defined by statutory instrument no. 272 of 2001.
