A package of enabling works to facilitate the construction of adamstown district centre. The proposed works include the construction of the basement structure together with the podium slab. It is intended that future applications for planning permission will seek permission for the development of commercial and residential floor space on the levels above the proposed podium slab. The proposed basement being constructed on foot of this permission (c. 47.455sq. M. Of floor space) is intended to be used primarily as a car park to serve the future development of the district centre. The exact configuration, layout and number of car parking spaces is to be determined as part of a future application for planning permission. 4 no. Openings in the southern (station road) elevation and 1 no. Opening in the western elevation of the proposed structure are being provided as part of this application to accommodate the future vehicular entrances. The floor space being provided also includes for the construction of plant rooms of c. 2.441sq. M. (to serve future commercial development within adamstown district centre). The podium slab also contains a number of voids to provide for vertical circulation between the basement and the levels above in the future. Site development works including connections to the drainage network permitted under planning reg. Ref. Sdz06a/11, also form part of this application. All on site of c. 5.736ha on lands bounded generally by adamstown station road to the south, the road network permitted under planning reg. Ref. Sdz06a/11 to the north and east and the adamstown park and ride car park to the west. This application is being made in accordance with the provisions of the adamstown planning scheme 2003. The development will take place entirely within the boundaries of adamstown strategic development zone as defined by statutory instrument no. 272 of 2001.
