Five questions sort the wall-system choice for an Irish self-build. (1) BER target: A2/A3 with budget focus = blockwork. A1 = timber frame or ICF. Passive House = SIPs or CLT. (2) Site access: poor access (narrow lane, no crane) = timber frame or SIPs (delivered as panels). (3) Local trades: block-trained = blockwork. Timber-frame-trained = timber frame. (4) Budget: tight = blockwork (€110–€160/m²). Comfortable = timber frame or ICF (€180–€280/m²). Premium = SIPs or CLT (€240–€360/m²). (5) Build programme: tight = SIPs (2–3 weeks). Standard = blockwork (6–9 weeks). Most Irish self-builds land on blockwork or timber frame. The other systems are right for specific sites or targets.
