Should I use a main contractor or direct labour?
Depends on your time, experience and tolerance for risk. Main contractor: ~12–18% on top of build cost, but less of your time. Direct labour: cheaper but 20+ hours/week project-managing for 9–15 months. Hybrid is most common.
