The reassessment is useful for: planning retrofit, comparing to neighbours, validating the original design. The original BER certificate is valid for 10 years; the reassessment is a new certificate. Most Irish self-builders do the reassessment at year 10 to compare actual to design and to plan any retrofit (insulation top-up, heat pump upgrade, solar PV).
