Wastewater Setbacks in Ireland — EPA 2018 Distances, the Rules, and How to Plan the Site

EPA Code of Practice 2018 setbacks for a domestic wastewater treatment system: 10 m from a dwelling (any dwelling, yours or your neighbour's), 3 m from a boundary, 50 m from a well serving another house, 10 m from a public road, 20–30 m from a watercourse (depending on the watercourse size and the soil). The wastewater treatment system must be sited first; everything else orients to the EPA setbacks. Plan the system before you site the house. Some sites cannot accommodate a treatment system at all (the setbacks exclude too much of the site). The percolation test (€400–€800) tells you whether the system will fit, and the site assessment (€1,500–€3,000) confirms the system type.
