The assessor measures: floor area, U-values (walls, roof, floor, windows), airtightness (blower door test), and the heating system. Inputs go into the DEAP (Dwelling Energy Assessment Procedure) calculation. Output: a BER rating A1 to G, with a certificate valid for 10 years. The assessor is on the SEAI register of BER assessors. Book the assessment 4–6 weeks before completion. The post-completion BER must match the design target (or better) for SEAI grants.
